King Summit Estate Located at 225 King Summit Road on a paved cul-de-sac in a mature neighbourhood of estate homes, just off Jane St and a few kilometers north of King City, this unique house with many special features was designed and built by architect Denis Bowman. It sits on a wooded ridge, the highest elevation of land between Lake Ontario and Lake Simcoe, minutes from Highway 400 and only 25 minutes from Pearson airport.. More than 100 species of herbaceous plants share the understory beneath towering oak, maple, beech, birch and conifers. For more than forty years, Mr. Bowman lived and worked here. Among many projects, he designed the Toronto Waldorf School in Thornhill. Mr. Bowman is also one of the founding members of Whole Village, a sustainable farm community in the Town of Caledon. This spacious (5000+ square feet) three level home overlooks a 2 acre lot of mixed hardwoods, shrubs and woodland plants. Oak, mahogany, redwood and cedar have been used extensively throughout the building. There are several decks: above the two car garage, off the living room, dining area and the kitchen, plus a large rooftop deck. A spiral staircase leads from the main entry hall to the second and third levels. On the second level is a 1000 square foot living/dining area with a brick fireplace and extensive built-in book shelving. The large kitchen has granite countertops and ceramic tile floors. The 14'x30' enclosed pool, with one end 9' deep, can be accessed from the kitchen or living room. The solar heated three story pool enclosure does not freeze in the winter and doubles as a greenhouse. There are four bedrooms, four bathrooms and an apartment with full bathroom and kitchen on the ground level, with its own entrance and a walk out to the grounds. All rooms have sound-lock solid doors. The house has an underground 400 amp electrical service supplying three subpanels, two propane furnaces and a propane hot water heater. There is a high speed wirless Internet hookup. The floor on the main level is precast hollow core concrete slabs used for branch heating and other services, allowing for 100 pounds/square foot loading, 2.5 times as much as normal residential floors. An 8'x25' foundation has been installed for a future south facing greenhouse/solarium On the main level, heavy glulam timbers support the exposed cedar tonge and groove wood ceiling, with a fully insulated space above. Partition walls are 6" masonry . The upper-level studio has natural lighting on all four sides, plus a walkout to the roof terrace. The roof terrace has been used for dance parties of up to 100 participants, and has a 100 pound/sf loading capacity. The exterior walls are faced with clay brick, and clear redwood board and batten siding. All windows are thermally broken double glazed. Windows surrounding the central spiral staircase are triple glazed. The lower floor has 2" Styrofoam rigid insulation underneath, plus 4" of rigid foam between the structural masonry foundation walls and the clay brick facing. Heating/air conditioning have been recently updated with two new propane forced air furnaces and a propane boiler for hot water. Flood lighting under the eaves on all four sides throw interesting patterns of light through the spacious windows after dark. A 190 foot drilled well supplies excellent water. The septic system operates by gravity. One of the special features of this unusual residence is that it comes with legal non-conforming zoning that allows for a professional office or similar business, including an illuminated sign at the intersection of King Summit Road and Jane St., plus another illuminated sign at the foot of the driveway. There are parking spaces for 14 cars, not including two spaces in the garage.
